Wind-driven rain doesn't just hit a wall — it gets pushed sideways and upward, finding its way behind J-channels, under poorly lapped panels, and into any gap around windows and doors that wouldn't leak in calmer conditions. A siding system built for still-air rainfall assumptions is the wrong system for a lot with direct water exposure.
Moss and Sustained Moisture

ColorPlus Factory Finish
A factory-applied ColorPlus finish is baked on under controlled conditions and backed by its own finish warranty — a meaningfully different proposition than field-applied paint drying in variable outdoor humidity. On a home exposed to salt air, finish durability isn't a cosmetic afterthought; it's the first line of defense against the elements, and it's one of the clearest reasons we don't offer primed wood or unfinished siding as an option.
We won't install LP SmartSide, vinyl, Cemplank, Allura, primed spruce, or cedar on any home, including here. Each of those products has legitimate uses elsewhere, but the maintenance burden, moisture sensitivity, or installation tolerances that come with them are trade-offs we're not willing to put on a waterfront home when a better-engineered option exists.

Windows, doors, hose bibs, vents, and deck ledgers are the places water finds its way in. Correct step flashing, head flashing, and kick-out flashing at rooflines are non-negotiable details, and they take more care to get right on a home facing direct wind than on a sheltered one.
Fastening and Clearances
James Hardie specifies fastener type, spacing, and penetration depth for a reason — under-driven or over-driven nails, or the wrong fastener in a coastal environment, are a common source of early problems. We also hold proper clearance between siding and grade, decks, roof lines, and other transitions so water has somewhere to go instead of wicking into the bottom edge of a panel.
Joint and Panel Treatment
Butt joints, corners, and trim intersections are finished per manufacturer detail rather than caulked over and hoped for — caulk is a maintenance item, not a substitute for correct flashing and lap sequencing.
